Project configuration
Name, slug, tagline, company assignment, published toggle. Each project gets its own subdomain automatically. Multi-project support — manage multiple developments from one login.
Asset Management
All project assets in one place
Logo, hero background, NE + SW facade CGIs, neighbourhood map, brochure PDF, background music, intro panel images (left + right), and login video. Large files (video, VR) bypass the size limit via direct S3 upload.
Unit Management
Inventory control
Define unit types, then manage individual units — number, level, orientation, net/gross area, parking, status. Inline status toggle (Available / Reserved / Sold). Bulk import via CSV. Per-unit floor plan upload.
Floor Plates
Per-level floor plate images
Upload a floor plate image for each level. Levels are derived automatically from your unit data — no manual entry. Mobile pan offset configurable per level for perfect framing on smaller screens.
Gallery
Named gallery groups
Create multiple gallery sections (2BR interiors, 3BR, amenities, exteriors). Upload images to each group, set captions, drag-to-reorder. All changes reflect live in the lead portal immediately.
VR Tour
One upload, everything live
Drop in a Pano2VR .ggpkg export. The platform extracts and uploads ~2400 files in the background, parses the tour for nodes automatically, and publishes to CDN. Progress tracked in real time. Node labels and sections editable post-upload.
Hotspot Editor
Visual drag-and-drop hotspots
Place hotspot dots directly on NE and SW facade images by dragging. Desktop and Mobile positions managed independently — switch with one click. Mobile positions fall back to desktop if not set.
Infrastructure
Built to scale
Assets served from Hetzner Object Storage via Cloudflare CDN. All uploads streamed to S3 directly — no file size limits for video or VR. Instant cache purge on update. Billing tiers: Starter / Growth / Scale.

Full Pano2VR-powered neighbourhood view as the first thing buyers explore. Sets the context of the location before they see the building. Gyroscope support on mobile for a hands-free walkthrough.
VR — Interiors + Amenities
360° apartment tours
Separate VR tabs per apartment type (2BR, 3BR, Penthouse) plus amenities. Buyers walk through every type in full 360°. Tab navigation managed from admin — no code changes needed.

Interactive facade with hotspots
Photorealistic CGI facade with a hotspot per unit. NE and SW orientations with one-tap switching. Tap any dot to see unit availability, size, type. Mobile hotspot positions managed independently from desktop.

Live availability table
All units in a filterable table: status, level, type, orientation, beds, baths, net + gross area. Dual-handle size range slider. VR and floor plan links per unit. Real-time status badges.
Floor Plans
Per-level plate navigation
Level selector → floor plate image → click any unit to see specs and full floor plan. Hotspot dots show live status. Deep-linkable from listing. Mobile mode uses cover + pan for perfect framing.
Gallery
Multi-section with lightbox
Named gallery sections (interiors, amenities, exteriors) organised in an auto-fill grid. Tap any image for full-screen lightbox. Sections and sort order managed from admin.
Experience
Ambient audio + transitions
Per-project background music plays across the entire portal experience. Smooth dark-overlay page transitions (500ms) keep the mood cinematic. Audio persists through navigation — mute/unmute at any time.
Mobile
Fully optimised for phone
5-tab bottom navigation, frosted top bar, all overlays sit cleanly between the nav bars. Gyroscope button for hands-free VR. Facade buttons horizontally centred. Every element tested at 390px.

The portal learns

Phase 2 adds the data layer and AI on top of the existing portal. Every interaction a lead has is tracked. That data feeds a personalised assistant — so each buyer gets answers tailored to what they've actually seen.

Behaviour tracking
Every view, VR session, scroll, unit tap, and shortlist action is logged. Builds a per-lead profile automatically — no forms to fill.
Unit shortlisting
Leads save favourite units across sessions. Shortlist persists to their account — visible to the agent portal in Phase 3.
AI Sales Assistant
Powered by Claude AI. Knows the full project — unit specs, pricing, amenities. Personalised to each lead's behaviour. Available 24/7. Cost-managed (Haiku for routine questions, Sonnet for complex answers).

The 3BR (Type C) starts at 148m² net on levels 3–6. The Penthouse on level 7 is 195m² with a private 62m² terrace — the only outdoor space in the building. 1 penthouse remains available.
